When is the good time to buy?

A property cycle lasts 4 to 7 years,  likewise equities. You can enjoy rental and capital appreciation if your investment is in real estate.  Whilst for equities, you enjoy dividend and capital appreciation too.

Acquiring at the right price, right time, an appreciation of 20%  to 40% in value is achievable over a cylcle for real estate.

Appreciation on equities can be a couple of 10 to 15% over the year depending on your skill, discipline to take profit and cut loss and whether you have mastered to feel the pulse of the market just like your own heartbeat and listen to it ardenty in order to prescribe the right dosage to “lao sai” or “进补”.

Location, location, location is the mantra of those looking to invest in property. But what are the factors that make a good location?

For rental yield, proximity to International Schools, Marina Bay Sands, CBD, connectivity by MRT and road.

What about equities?  What factors constitute a good buy?  Fundamentally, the Company must be healthy and growing. Capitalization and Volatiliy are the deciding factors to ‘play’ it.  Good stock or bad stock, as long as it helps you to make money during bull or bear,  it’s a good stock.  ‘黑股’,’白股’,只 要 会 赚 钱 就  是 好 股.

For property owners, maintaining a debt service ratio of 20 to 30% of your income will be ideal as it allows some buffer for any rise in mortgage rates or any hiccup in your financial situation.

For equity players, phase in your investment capital. Likewise, collect your return in phases too.

Ensure that one does not overpay whether in real estate or equities. Get a bank valuation on the property before committing to avoid overpaying.   Use TA chart to assist you to make the  “correct” buy.

In some instances, just waiting a few months can mean saving tens of thousands of dollars.  However, the reverse is also true, one may end up paying more if the market suddenly turns up. It’s never easy trying to catch the bottom or ‘throw” at top of the market.

Property trading needs patience and skills.  Equity traders lagi need patience and skills to ride the up and down of the market’s roller coaster.

I love collecting phrases that’s encouraging. 

Because, at some points of our life, when we are down, depressed, failing, ‘blue’, disspirited, bitter, troubled…… and when friends are too busy to care or console you, this is the time to find some encouraging words to cheer ourself up, strengthen our spirit again and perk up for a new day to come.

During this year’s May Day Rally Speech, our PM Lee Hsien Loong had used a very appropriate illustration to encourage workers on expanding their horizons on job choices.  The current job situation is BAD but there is always a way out if we never say die.  Where there’s a Will, there’s a Way.

Birthday and Mothers’ Day Card

I like to receive birthday and mother’s day card from my children.  Every year, their messages on the cards are different.   They pen their thoughts of what I have done for them during the past year and  what they wish for the coming year.  It’s like a report card for me.

As children grow up, their needs change so do our expectation.  This year I had made many changes and one of them is to spend my birthday and mother’s day at home, a break-away from the norm.  Why the change?

My children are growing up to be adults.  So, I wish that they will learn how to appreciate what parents have done for them.  I made them cook dinner for me because I want them to know that cooking a meal is really  a big job and please don’t take it for granted.  Eating is so easy.  Within 10 to 20 minutes, we finish everything laid on the table.  But preparing a meal takes hours  and the effort put in to make it delicious to eat.

Well, I saw the way they sweat, the effort put in and the co-operation amongst the siblings and girlfriend involved  to prepare the dinner, I felt 温馨.  By the way, the food prepared is edible and cool.  I get to eat new and unexpected dishes.  Indeed, they surprised me with the dishes.

Well done, children.  As usual, they gave me birthday present.  This,  I am very appreciative  because they do put in effort to find out what I wish to possess.  I have very simple needs.  Happiness is not about how expensive the item is.  It’s always the thoughts that really matter.

The only thing I was disappointed is I didn’t get a birthday or mother’s day card this year which I always look forward receiving it more than the gift.  So, I bugged them now and then until at last, on father’s day, I receive my birthday cum mother’s day card.

Little Red Dot News – June 2009

1) 02 Jun 2009:  Singapore was voted the most liveable city in Asia in the latest Woldwide Quality of Living Survey by Mercer.  The little red dot has risen 6 places in ranking of cities with the highest quality of living, surpassing famous cties such as Paris, Hononlulu and San Francisco.  Hurray!

The little red dot is the only Asian city on the top 100 list that managed to increase its ranking this year, with the rest largely maintainig their previous positions.

What makes Singapore ticks ah?  Of course, it’s the excellent housing, Marina Bay and Sentosa Cove as new waterfront living areas, good schools whether public, private or international, lol.

2) Total population increases to 4.84 million in 2008 –  Cheh, boosted by “import”.  Wah lau, what happens to Singaporeans?  Work harder leh.  Not in the office but at home.   Ai ya, never mind lah,  any race, any colours also can as long as they are good-natured beings.  No issue, so what it’s is “imported”.

Kaypoh News:
Chinese Star Jet Li is a Singapore citizen now.  Some more, he boosted up our economy by buying an almost S$20m property. See property marktet, where got die wan.

Wah, so many stars want to become Singaporeans.  Last year, Gong Li became Singapore citizen too.

SINGAPORE – indeed is the BEST from the rest.

How to polish gold, precious gems, copper & silver?

Commercial metal polish can be expensive, inconvenient, messy and toxic. There are many other ways to clean and shine metals that can produce better results. Tarnish and grime can be removed with a few simple items that you already have around the house.

Sometimes simple things find great uses.

Cleaning Methods:
♦  Gold and precious gems can be cleaned with some drops of amonia and detergent disolved in lukewarm water.  Stand for a while, rinse with mineral water.

♦  Place the metal object to be polished in a bowl. Soak with white vinegar/rice vinegar, apple cider, etc.  Add in table/rock salt.   Let the metal soak for 30 minutes. Scrub with a kitchen sponge or green scrubber and rinse with hot tap water.  Buff with a kitchen towel.

Polish silver (and other metals) with white toothpaste. Put toothpaste on the item and scrub with a kitchen sponge or an old toothbrush. Rinse with hot water and buff dry.

Make a paste with baking soda and water.   Apply the paste to tarnished metal and scrub with a kitchen sponge. Rinse with hot water and shine with a kitchen towel.

Using ketchup on your sterling silver and gold is safe, inexpensive and highly effective. Most people have a bottle of ketchup around the house at all times. Ketchup can be used  also on sterling flatware, coffee and tea sets. This is a slower jewellery cleaner method for maximum control of what you are doing and to be primarily used if there is only light tarnish to be removed.

1.  Pour some ketchup into a glass bowl and stir to remove any lumps that may have formed in the bottle. Allow it to stand until it achieves room temperture. It’s not as effective when it is cold.
2.  Place the tarnished jewellery in the bowl of ketchup and let it stand for a few minutes checking frequently to see the amount of tarnish being removed. You may only want to clean some of the patina leaving a bit in the creases for depth or on antiques. Because this is a fairly slow tarnish removal method, it’s best for jewellery that only needs a light cleanup.
3.  Using a soft tooth brush, gently scrub the item with the ketchup to remove stubborn spots where tarnish has built up. Leave the ketchup on only as long as necessary. It’s an acid and can eat away much of the surface if allowed to sit for too long. As long as there is still tarnish on your piece, there is no real danger, but always watch, rinse and keep an eye on it along the way.
4.  Rinse the jewellery frequently with luke warm water to check your progress and repeat if necessary until you achieve the desired look.  Probably the vinegar in the ketchup aided by the acidity of tomato is doing the job.
5.  Dry with a soft towel and buff with a terry washcloth or other jewellery cleaner cloth to a soft, lustrous shine.

School Holidays Had Begun – Part 2

Ya, why pay money to go overseas to risk your life.  Come let’s spend our money locally and boost up our economy.
There are many places in Singapore we can go, not just eating, shopping, playing mahjong…  Bond with your children, sweat it out with them with the following activies:
1)  “fly” at the Singapore Flyer – they need your “money” very much
2)  Attend the Coffee Morning After Tea at S$12/S$10 – 1 hr live performance by local
     singers serenading those memorable hits, at the Esplanade.  Don’t be surpised, your
     children will love it, mine do for once.
3)  Sweat it out at our Botanical Garden, Mount Faber, HotPark, The Henderson Ridge,
     many more bridges there, so beautiful.  U will hear the “Vows” from your children.
     We have 15 reservoirs for you to find out.
4)  Mangrove Walk at Sungei Buloh, Crabwatch, birdwatch at Sungei Buloh..
5)  Chek Jawa Boardwalk to see Naked Hermit Crabs
6)  Go to Bolly Veggies to see organic farm and eat organic food. Yumi Yumi, for sure.
7)  Sentosa, so beautiful and full of attractions.
8)  Pay S$6 at URA Main office for a guided tour.  After the tour, you will fall in
     love with Singapore again and want to live up to 108.  So many exciting future
     plans coming up.  Haha, dont be surprised all the islands are connected and   
     underground traffic.  Now you know why you hv to pay and pay..
